Our whole-home remodeling process

Consultation and walkthrough. We look at the space, talk through your goals and budget, and scope whether the project is cosmetic, mid-range, or a full gut renovation.

Design and scope definition. We finalize layout, finishes, and which rooms or systems are in scope, including any structural changes.

Permitting. For work in the City of Los Angeles, we prepare and submit the permits your scope requires through LADBS. Cosmetic-only work (paint, fixtures, hardware) typically doesn't need a permit. Structural, electrical, plumbing, or HVAC work does. Projects outside the City of Los Angeles go through that city's own building department, since Santa Monica, Pasadena, Beverly Hills, West Hollywood, Glendale, Long Beach, and Calabasas each run separate permitting offices, not LADBS.

Do I need a permit for a home remodel in Los Angeles?
It depends on what you're changing, not just how big the project is. This section covers City of Los Angeles rules specifically; if your property sits in another incorporated city, that city's own building department sets the rules, not LADBS.
Generally no permit needed: Cosmetic-only updates, paint, new fixtures, hardware swaps, typically don't require a permit in the City of Los Angeles.
Express Permit (fast, no plan check): LADBS's Express Permit path covers straightforward work that replaces existing equipment without changing the home's structural footprint, a water heater swap or HVAC replacement, for example. These can often get a same-day permit with no plan check.
Full Plan Check required: Anything that changes how the home is supported or laid out, moving or removing a load-bearing wall, adding square footage, reconfiguring the floor plan, requires the full LADBS Plan Check process. Per LADBS's official plan check and building permit page, that process can take anywhere from a few weeks to several months depending on complexity. For structural, electrical, plumbing, or HVAC work specifically, plan check typically runs 4-12 weeks and requires PE-stamped structural engineering plans plus current Title 24 energy compliance documentation.
Non-structural work can still need a permit. Adding outlets for a kitchen island or replacing a water heater doesn't touch structure, but it does touch electrical or plumbing safety systems, which still triggers its own permit.
One more rule worth knowing: under California's Existing Building Code, if renovation work affects 50% or more of a building's work area, current code compliance can be required for the whole structure, not just the section you're renovating. This is worth flagging early if you're planning a large gut renovation.

Can I live in my home during the renovation?
Often, yes, for partial remodels. If the project covers one or two rooms, or spaces you're not using day to day, most homeowners stay in place. Per guidance on living on-site during a renovation, staying safely in the home during construction generally requires sealed dust barriers with locking doors, HEPA filtration, and at least one usable kitchen, bathroom, and bedroom maintained throughout.
Projects that touch most or all of the house are a different story. Full gut renovations typically mean relocating for roughly 4-8 months, or living in completed sections while the rest of the house is finished in phases.
